Listing Your Property this Summer

If you have been thinking of listing your property you would be wondering if now is the right time. Of course in my opinion it is always the right time to list. No matter what the market is doing. The only thing that changes between a hot and cold market is how fast your property will sell and what price point you can garner.

Right now it is a hot, fast, and most certainly a sellers market. How then, do you wonder, would you be able to purchase a new property. Well it’s simple follow the rule to buy and sell in the same market. Which means sell now buy now. Think about your settlement date, does it need to be quick or long and extended, so that you have time to find another property.

But more importantly than anything HAVE A PLAN. I cannot stress this enough to my vendors. know what you are going to do in several scenarios.

Where you are thinking of moving to? Is this the only area or do you have a list of possible places to live? How big? How much? What kind of aesthetics?

What would you do if you received a wonderful offer you cannot refuse but it has a short settlement. Where will you go? Can you rent? Do you have family/friends you can stay with? Are you happy to put your home items into storage for a while?

When would you like to move? is it now or are you thinking of 6 or 12 months from now?

How will you prepare for the market with your current property? Will you be doing some renovation? a small upgrade? Grounds work? House wash? Declutter?

Then know what your property is worth. Not a pie in the sky value you get from someone who only gives you a value so they can list the property. A real indication of what the market is doing IN YOUR AREA, IN YOUR STREET if possible, IN YOUR NEIGHBOURHOOD. Not in the community 20 miles away, that’s not what you are looking for. You want someone who is honest from the get go. Not afraid to tell you the hard truth like, No Mr and Mrs Vendor your property is currently not worth that amount it is this. Oh but my friends mother said my property is worth alot more than that and the house down the road went for XXX. Well it is quite simple if your friends mother is a real estate agent and has done an actual property appraisal on your property I will revisit my number. As for the house down the road, well does it have the exact features yours has, etc etc.

A current realistic valuation of your property allows you to make an informed decision and creates an environment that, when you receive an offer you will know what is low and what is premium. I do not want my clients to have to be brought down off their price expectation to a lower rung. Although this does sometimes happen as you can imagine with an unpredictable market nothing is constant or guaranteed. So talk to your agent. Get a feel for what they are about. And the best way to choose one is to ensure that YOU feel like you can trust them. Every agent will tell you about work ethic, sell rates, honesty, integrity, etc, etc, etc. But how you FEEL about someone when you talk to them, when you look at them, that’s what is going to make your journey pleasant and most importantly successful.
