I don’t know what my property is worth!

All across New Zealand, in every city, home owners are wondering what their properties are worth. Wild reports, over estimations, and vendor expectations all layer to give one an idea of what their property is worth.

For every home owner the process may be different in it’s emotional stage but the fundamentals remain the same. Your agent will be able to give you a clear, realistic picture of where your property stands in the market and how you would be able to market it successfully.

Often potential buyers first see the aesthetic value of a property before they delve deeper and look at other things like size of rooms, backyards and reports. These values, your location, previously sold comparative properties, and the current market, all contribute to the value your property will have at any given time.

This value may change rapidly or remain the same for years. This part of the market we cannot predict, no matter how many times someone tries to, but your agent should be equipped with the knowledge, tools and expertise to be able to give you the best indication at the time. It is important to keep in touch with your agent so that you can have regular updates when the market does change and it affects your property.

Your agent should make you aware of the possibility that, in some instances, the property will not meet the mark as listed in the initial appraisal and an adjustment needs to be made. Remaining realistic is imperative and your agent will play a huge role in this. Managed expectations are important and often home owners want buyers to feel about their home they way they do and that the value is far more than the buyer is seeing it. But at the time the buyer is only thinking about how much it will cost them and the financial implications that would have and they don’t see those wonderful qualities that you have loved about your home. This is why understanding the different methods of sale like Auctions, Negotiations and Priced are understood and how each process will affect your final selling price.

Ultimately the vendor and the buyer need to land on the same page, so it is important for the agent to have a good indication of the pricing, the appropriate marketing options and to highlight the best features of the property, while honestly and without hesitation, disclosing any defects.

The vendor must trust the agent. This is by far the most important aspect and will allow the agent to sell the property with confidence, with full disclosure and with the trust of the buyers. This three way flow will be fundamental to the success of the sale. Don’t be afraid to tell your agent if something is wrong with your property, if you don’t have all the consents or document, it is always better for them to know upfront, as there are vendor warrantees in place that will be affected. So it is best to be honest and often there is an easy solution.
